WHAT IS MUTATION?
Mutation is a property documentation procedure through which the previous owner of the property replaces his or her name with the new owner in the Khatiyan (Records of Rights)
WHY IS MUTATION IMPORTANT?
Without mutation, one cannot officially claim ownership of the property. Moreover, if owners do not mutate a property with the name of the new owner, the property can still be legal under the ownership of the previous owner. Also, you need to mutate your property for registration, taxes and other property related matters.
Process of mutation:
COMMON DOCUMENTS FOR LAND MUTATION PROCESS:
- Copy of the main deed,
- Via deed
- Copy of Khatiyan
- Receipt of payment of land development tax,
- Proof of means to acquire the ownership i.e partition deed,
- Copy of the decree or judgment obtained from a competent court (if any),
- Passport size photograph of the applicant
- Additional required documents
